Heres what we inspect;

Grounds, What we are looking for here is any property drainage issues, bushes or trees that may affect the home, outbuildings such as sheds or detattched garage, driveways and walkways, as well as any other structures or landscape issues.

Exterior of building, Siding, windows, doors, soffits, fascia boards, gutters, decks and patio, electrical service, water spickets and electrical outlets.

Roofing, Here we are checking for age, wear and tear, flashings and softness in sheathing. While on the roof we are looking for any deficiences in the chimney and any skylights.

Basements and crawl spaces, We are looking for any signs of previous floods, these can be tricky to find. We are loooking for proper structural support and any damaged or improper framing. While in the basement we will inspect mechanicals such as plumbing, electrical panel, heating source and distribution of these.

Main living areas, we will inspect floors, walls and ceilings. We will check for proper heat size and distribution, Electrical outlets and switches, doors and windows. We will also inspect fireplaces and proper distribution of co and smoke detectors.

Common areas, here we are looking for Proper lighting, 3 way switches, and proper heights and widths on stairs and rails.

Kitchens, we will inspect cabinets and countertops for wear and tear, we will check for proper electrical distribution and gfci outlets. We will also inspect any appliances that will be left with the home, as well as all the plumbing supplies and drains.

Bathrooms, In the bathroom we will check the toilet for proper installation, we will inspect all plumbing and electrical, all fixtures and tile work.

Attics, in the attic we are looking for proper ventilation and insulation, rodent infestations, roof sheething, structural components and plumbing vents.

While these are the basic areas of an inspection, it is much more in depth than this. Clients are encouraged to attend the inspection for on the spot Q+A. Hope to hear from you soon.
